Company Overview

Royal American Companies, headquartered in Panama City, FL was founded by Joseph F. Chapman, III in 1968. Following graduation from the University Of Florida College Of Law in 1963, Mr. Chapman served as Chief General Counsel for the State of Florida Governor’s Office and as Chief Counsel for the State Road Board; thereafter, he served two terms in the Florida Legislature. Beginning in 1972, Mr. Chapman directed all his time and efforts to the growth of Royal American Companies. In 1971, Royal American Companies developed, constructed, and began management of its first multifamily affordable community, Pana Villa Apartments, located in Mr. Chapman’s hometown of Panama City, Florida. Royal American still proudly owns and manages Pana Villa Apartments, which was redeveloped in 2011 through the Florida Housing Preservation Program.

Royal American Management, RAM, manages a very diverse portfolio which consistently averages 200 + apartment / rental communities located across the Southeast United States and Colorado with a mixture of urban high-rise, midrise, garden style, and rural properties ranging in size from 16 to 500+ apartments/ single family homes. RAM successfully manages numerous luxury market-rate communities; however, most assets under RAM management have a variety of complex multi-layered financing streams, which demand heavy regulatory requirements. As a result, the National Affordable Housing Management Association (NAHMA) has recognized RAM as one of the largest affordable multifamily property management companies in the nation.
